KPFF provided structural and civil engineering design, surveying, and special inspection services for this 360,000-sf, mixed-use project with an additional six levels of below-grade parking. The 30 story structure is the 4th tallest building in Portland. It includes two floors of retail space, 15 floors of housing, 13 floors of Class A office space, and a multi-level mechanical penthouse.
The basement is approximately 70 feet deep, the deepest cut in Portland. The lateral system is a dual system with concrete core & combination of concrete & steel moment frames. Linear dynamic analysis was used in the design process, which involved ensuring the shear walls were flexurally controlled at all levels and ensuring that columns supporting discontinuous shear walls could develop the probable moment of the walls.
Civil scope included new utilities to accommodate increased load, coordination with connections to adjacent blocks, and street frontage improvements. The adjacency of the active light rail tracks on two sides of the project required a micro tunnel excavation under the tracks in order to connect the building to the public sewer main.
